Talbot Development creates high-performing, innovative, and prominent multifamily projects throughout Michigan and the Midwest. We target urban infill new construction opportunities that place a high value on walkability, sustainability, and unit size efficiency to enhance resident experience and drive financial performance. Talbot Development projects range from 50 to 150 units and feature-rich amenities that optimize sustainability. Project capital is syndicated for each deal and Talbot Development generally holds projects for one to three years after stabilization before an opportunistic sale.

WHAT WE DO

Talbot Development excels at leading each phase of a project, from identifying and modeling opportunities through to opening thriving residential communities. Our team has the expertise and partner network to coordinate seamlessly with city and private entities to create high performing, impactful developments.

We offer a range of capabilities, including pre-construction services, land development and use, financial modeling, investor relations, construction management and real estate development. Talbot Development sponsors and develops its own projects, bringing on outside capital and strategic partnerships as needed to enhance project outcomes.

In order to minimize risk, Talbot Development starts every project with a comprehensive financial analysis, funds due diligence, and completes early design work before soliciting any investors or partners. We then work with contractors and designers to manage all development project schedules, costs, standards, safety, and scope. Talbot Development then drives the entitlement and incentive approval processes, manages construction, and works closely with third party property managers to lease up each project. We then manage the asset carefully through disposition, all the while staying in close, clear communication with investors and partners.

RYAN TALBOT

OWNER

 

Ryan began his professional career at Ashley Capital, an industrial real estate firm near Detroit while completing a bachelor’s degree in economics from the University of Michigan. After graduation, he started a position in operations at WD-40 Company in San Diego, California, managing the company’s freight network and assuming responsibility for some of the company’s real estate portfolio.

Ryan went on to attend the Red McCombs School of Business at the University of Texas at Austin, receiving an MBA focusing on entrepreneurship and technology. He was then offered a position as the Global Supply Manager for iPhone batteries at Apple, Inc., where his responsibilities included contract and pricing negotiations, project management, process and design review, and factory management across three continents. After several successful product launches, he became the Operations Product Manager for the iPad product line. This product development role helped Ryan learn how to find the balance between costs, features, schedules, capabilities, and user experience and proved to be an excellent training ground for real estate development.

Four years later, after completing coursework in real estate investment through Harvard University, Ryan took the opportunity to join his brother-in-law’s firm called Ethos Development in Portland, Oregon. While at Ethos, Ryan developed close to 1,000 multifamily units throughout the Pacific Northwest. Nearly all of them were urban infill, transit-oriented, mid-rise residential buildings. Ryan was responsible for design development, entitlements, construction, investor relations, and asset management.

In 2022, Ryan returned to his roots in Michigan and launched Talbot Development. This new venture offers Ryan the opportunity to utilize his dynamic and exceptionally unique skillset. By combining his Apple values of user experience, beautiful design, and exceptional execution along with the development skills, agility, and deal experience learned at Ethos, Ryan working to set a new standard in Michigan’s multifamily industry.
