THE CURRENT
The Current is a four-story, 72-unit mixed use development in Grand Rapids, MI. Combining efficient, modern units with thoughtful amenities, the project set a new standard in the blossoming Creston neighborhood. The building consists of 49 studios, 20 one-bedrooms, three spacious two-bedroom units and a convenient cafe seamlessly blended into the lobby.
The Current was completed in November 2024, fully leased by June 2025 and was sold in December 2025 for a 2x multiple and 33% IRR for investors.
Many of the units have balconies, and ground floor units feature private terraces. The Current also includes resident-focused amenities like a fitness center, package room, indoor bike storage, break-out work spaces, and incredible views of downtown Grand Rapids from its top floor resident lounge.
Taking design inspiration from nature, the building emphasizes light and air. Large windows, natural materials, and organic modern interior design create a sophisticated vibe unlike anything else in the market, lending the project a distinct and memorable identity.
Residents of The Current enjoy efficient, modern and logical unit layouts. Many units feature balconies or terraces and some enjoy city skyline views. Stainless steel appliances, custom cabinets, and quartz counter tops lend an upscale feel, while in-unit washers and dryers add much desired functionality. As a design-build project with Pinnacle Construction Group, The Current serves as a blueprint for Talbot Development’s mid-rise projects going forward.
With Grand Rapids’ growing population, undersupplied multifamily market, and extremely low vacancy, The Current’s lease up was faster than expected and it maintains very high retention rates.
